Rent a Property
Our current availability is listed on our Properties page, which links straight through to Rightmove and Zoopla. Viewings are accompanied, so you can ask questions and get answers on the spot. If nothing suits right now, tell us what you are looking for and we will contact you when something comes up.
Application Process
Once your offer is accepted, referencing is carried out by HomeLet. You will be asked for proof of identity, proof of address, and evidence of income or employment, and we are required by law to complete a Right to Rent check. If you are a student, self-employed or new to the UK, a guarantor may be requested. Your tenancy agreement is issued and signed digitally through Goodlord.
We take a holding deposit of one week’s rent to reserve the property while referencing is completed — the maximum permitted under the Tenant Fees Act 2019. It is put towards your first month’s rent or your deposit. It is refundable if we or the landlord withdraw, and may be retained if you withdraw, fail a Right to Rent check, or provide false or misleading information.
Deposit
Your deposit is protected in a government-approved scheme — the Deposit Protection Service (DPS) or the Tenancy Deposit Scheme (TDS) — and you will receive the Prescribed Information confirming where it is held within 30 days. Deposits are capped at five weeks’ rent where the annual rent is under £50,000.
At the end of the tenancy we agree any deductions against the check-in inventory. If we cannot agree, the scheme’s free dispute resolution service decides — you are never required to accept our figure.
Maintenance & Repairs
Report repairs in writing so there is a record and we can track the job to completion. Please include the property address, a description of the problem, and photographs where possible.

Emergency Contact
An emergency is a loss of heating or hot water in cold weather, an uncontrollable leak, a total loss of power, or anything that makes the property insecure or unsafe.
- Gas leak or suspected gas escape — leave the property and call the National Gas Emergency Service on 0800 111 999.
- Fire, or immediate danger to anyone — call 999.

Our office is open 9am–6pm. For anything that cannot wait until we open, where there is a risk to safety or serious damage to the property, use the emergency numbers above.
